The Willows of West Hills is currently looking for a Maintenance Manager to join our team! The Maintenance Manager will oversee all property maintenance and is responsible for leading a team of technicians and groundskeepers, while partnering with the Community Manager to ensure the physical aspects of the property meet the company’s established standards.

*Duties/ Responsibilities:*
* Hire, train, supervise, and manage maintenance staff.
* Organize and oversee schedules and assign work orders to maintenance staff.
* Foster a positive, collaborative, and empowering work environment to maximize employee engagement and reduce turnover.
* Monitor and prioritize service request and tasks; identify and expedite emergencies.
* Coordinate, schedule, and perform preventative maintenance for the community.
* Perform daily site walks and inspect properties from an owner and tenant perspective to identify areas of concern.
* Communicate assignments to the maintenance team and monitor the workload throughout the day to ensure tasks are completed timely and efficiently.
* Coordinate all contractor activities including obtaining bids and scheduling jobs.
* Provide backup to maintenance technician(s) by troubleshooting and performing all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical.
* Operate the maintenance department within the financial guidelines of the property.
* Ensure resident requested service orders are completed on a timely basis.
* Maintain the exterior of the property to ensure clean and exceptional curb appeal.
* Serve on the emergency on-call rotation (approximately once every four weeks).
Additional compensation offered during on-call weeks.
*Qualifications*
* 5+ years of experience in construction, multifamily maintenance experience preferred.
* 3+ years managing a team of direct reports.
* Proven supervisory skills to hire, lead, direct, and evaluate team members.
* Experience in all aspects of apartment maintenance including plumbing, electrical, HVAC, carpentry, and small appliance repair.
* Strong communication skills; ability to read, write and communicate effectively.
* Basic computer skills and understanding of technology.

High School diploma or equivalent
*Physical demands*
* Ability to traverse property to diagnose building issues and plan repairs or maintenance.
* Ability to lift and/or move up to 50 pounds without assistance.
* Ability to climb stairs and ladders.
* Ability to work outside in different elements.
* Prolonged periods sitting at a desk and working on a computer.
* Must be physically able to perform repairs when needed.

* Valid and current Driver’s License
* Must past a background check, drug screen and motor vehicle report prior to first day of employment.
